Preventive Maintenance Tips for Garage Door Owners

​Garage doors have evolved significantly since the days of hand-push, horizontal slide doors. Now, regardless the weather, you never have the need to exit the car. You simply push a button from the comfort of the driver’s seat and your garage door, as if by magic, opens to permit you entry. 
But, what about the day it doesn’t open?

Do It Yourself
You can do diagnostics on your own door, but make sure to do these four things before you begin:
  1. Unplug the door opener and stow away controls
  2. Clamp locking pliers on the roller tracks for your safety
  3. Ensure all tension has released from door springs
  4. Leave overhead torsion alone. These parts should only ever be serviced by a professional.

Order of Work
  • Overall Scan - Does anything jump out at you? Do you see any rust? Do you see any breakage?
  • Nuts and Bolts - These loosen over time based on general use. Check them all and tighten any as necessary.
  • Rollers - Determine if you have nylon or steel rollers. For the former, check for any chips or visible cracks. For the latter, uneven wear is the biggest potential issue.
  • Lift Cables - These can deteriorate over time, especially if you live in a climate that has many cold months out of the year. You will be tracking more moisture in on a consistent basis.
  • Tracks - Making sure your tracks are level is important. Once you’ve completed this test, do one more overall visual inspection for any track damage.
  • Lubrication - Giving your gears lubrication once a year is vital. When you begin to hear metal grinding metal, it may already be too late to avoid expensive replacements, or worse, an accident. Keep white lithium grease on hand for this job.
